Formerly used as a gasworks within Clacton Town Centre, the proposed development comprises of a mixed use ‘trade counter’ led development site providing trade units, a new tyre centre and drive thru restaurant with associated hard and soft landscaping improvements. The neighbouring site of Waterglade Retail Park directly south of the site offered an ideal opportunity for development on the vacant site.

 

Approach & Methodology


Throughout the process and number of sketches were produced to maximise the benefit of the site and provide adequate facilities to serve the proposed buildings. Once a plan was agreed, a pre-application was submitted and discussed to offer further alterations.

By using the orientation of the site, the frontages of the trade park face Watergate Retail Park and Old Road allowing ease of legibility on approach for visitors. A pedestrian link has also been incorporated to ensure ease of passage between the two sites.

In a similar fashion, the massing and scale of the buildings were considered to relation to the surrounding urban grid in order not to disrupt any natural flows or dominate the locality.

Layout Design

As a former gasworks, there are elements of gas infrastructure on the site which were retained and maintained after the construction of the proposals. An existing high- pressure gas main is located parallel to the northern boundary of the site, an easement over the gas main coupled with the tracked route of a delivery vehicle has determined the edge of development towards the northern boundary. A retained Pressure Reduction Station towards Old Road similarly limits the extent of development towards the east.

The layout of the buildings is determined by two factors, the retention and maintenance of the existing gas distribution infrastructure and frontages to the units facing towards Old Road and the existing Waterglade Retail Park to the south of the site in order to provide access and to generate foot-fall.
