Full detailed planning consent has been granted by Birmingham City Council for replacement of an extensive amount of existing High Street buildings.

The approved scheme, with a build value of £13m will provide 30,000 sq ft. retail space and servicing. Above the retail area will be 91 residential apartments with 5% being for affordable housing.

Following planning permission being obtained, the project was successfully marketed at an increased value and sold to investors.

Approach & Methodology


Gould Singleton has already been part of the successful team on the recently completed Harborne Central scheme on the former All Electric Car garage, and with this in mind together with the success of obtaining planning permission for a similar at Brassington Avenue, Sutton Coldfield, Guildford based property owners, Leadenhall Group Ltd commissioned Gould Singleton to carry out redevelopment appraisals of a site in their ownership which covered a large portion of the High Street, in Harborne.
The existing building had 100% retail frontage to the High Street, with 3 floors of office accommodation above. Parking and servicing facilities were provided to the rear.

Planning Approval


After successful pre-application consultation with the planning department, local retailers and residents, a detailed planning application was submitted. Detailed planning consent was granted by Birmingham City Council, at the first presentation to the planning committee. Birmingham City Council leader, Cllr Mike Whitby felt that the development would be a successful contribution to Harborne town centre.

The approved scheme, with a build total construction value of circa £12m will provide 30,000 sq ft. retail space and servicing, above the retail area will be 91 residential apartments with 5% to be for affordable housing, most of which will be 2 bedroom units benefitting from private roof garden areas and private residents gym.

To accompany the scheme, a new sub-terrain car park will be formed, providing almost 100 car parking spaces.
