High profile luxury apartments located near the center of this very exclusive holiday destination.

The client secured a very prominent site perched on top of the highest slate outcrop in the area and clearly visible from the opposite side of the Camel Estuary.  Exceptional planning constraints where addressed due to its prominent position.

Development comprises 16 apartments for sale, each with superb views and 12 social housing apartments within a separate block, sold off plan to a local Housing Association.

Approach & Methodology


Following numerous failed planning applications and a successful Planning Appeal, Gould Singleton Architects were commissioned to prepare alternative proposals which would not only satisfy the Planners, address the issues and concerns raised by the Planning Inspector, but increase the number of units on the site and thereby increasing the profitability of the scheme. A radical approach was put forward, going against the previous failed planning applications and away from the scheme which had the benefit of the support of the Planning Inspector, but clearly identifying and acknowledging the inspectors findings. Following meetings with the Local Authority Planners, Urban designers and Consultant Architect, the proposals were accepted and a new planning application successfully determined. The approved scheme consisted of two separate apartment blocks, one of 16 units for private sale, the other of 12 units of affordable housing apartments, which was taken by Coastline Housing Association.

Design Process


A number of the 16 units for private sale were purchased off-plan before completion. The 16 units are a mixture of two and three bedroomed apartments each with its own unique view over the River Camel estuary, allocated car parking and allocated drying/store room for drying/storage of surf boards, wet suits etc. During the course of construction, the client, Trine Developments Ltd requested that Gould Singleton should make further representations to the Planning Department to establish a further planning application to form two penthouse apartments at roof level. The application was successful and these quite unique apartments enjoy 180 degree uninterrupted views of the Camel Estuary and further out to sea. The design of the apartments is considered contemporary with large areas of south facing glazing, rendered walls, and locally sourced slate stone forming the base and plinth to the building. The site is situated on a prominent headland, with views over the Estuary to Rock, and within easy walking distance to Padstow Centre and Rick Stein’s restaurant and patisserie.
