Forming a prominent gateway as a new retail park, the proposals consist of the provision of four retail units of varying floor areas with mezzanine floors to three of the units set out in a single block, all linked to front a retail car park and separate proprietary fast food units and a coffee unit with drive through facilities to the coffee unit.

Proposed Layout


Accessed from The Silk Road, A523, from the northern boundary, new junction has been formed with an entrance and exit lane incorporating details for visibility and retaining structures to the highway land in accordance with highway approvals. The road leads to a lower level surfaced car park to provide a total of 369 car parking spaces made up of public car parking, disabled parent and child and staff car parking spaces. A further 24 cycle spaces are provided, as well as space for trollies to the retail stores to be stored.

The orientation of the units has been planned to place frontages addressing the car park running parallel to the River Bollin along the line of entry from Silk Road providing a prominent aspect to the site.  A rear service yard accommodates standing areas for delivery vehicles and 42 car parking spaces for staff.

The design of the units has been sited to best accommodate the existing site levels, stepping down the site at appropriate levels to provide suitable accessibility at car park level whilst maintaining retaining walls to the eastern and southern boundaries and introducing a retaining wall to the River Bolllin to enable the car park to be designed at appropriate accessible levels.

Careful consideration of the layout enabled safe access for service vehicles balanced alongside careful integration of landscaping to the boundaries of the site to soften retaining walls has been incorporated.
